Guidance through every stage

We understand that buying property is a big step. Our role is to make sure you understand the legal documents, know what you’re signing, and feel confident at every stage of the process.

What we help with

00

Pre-Purchase Review of Documentation

Western Conveyancing offers a free pre-purchase review of your contract and Vendor’s Statement (Section 32). We’ll highlight any issues and ensure you’re fully informed before signing.

00

Acting in a Purchase

Once you're ready to proceed, we handle the entire legal process of the purchase. We’ll review your Contract of Sale and Section 32 Statement, conduct title and planning certificate searches, and liaise with your lender to prepare for settlement. We also prepare the Transfer of Land, calculate financial adjustments, and ensure the property is correctly transferred into your name.

00

Final Inspection

You’re entitled to inspect the property in the week leading up to settlement. This is your opportunity to make sure the property is in the same condition as it was on the day of sale. Contact the Selling Agent to arrange this inspection.

00

Settlement

The settlement date is set in your contract. On this day, we coordinate with the vendor’s conveyancer and your lender to finalise the transaction. Once settlement is complete, the property is officially yours.

00

Keys

The Selling Agent typically holds the keys. Once settlement is confirmed, the agent will be authorised to release them to you.

00

Utilities

We’ll notify the relevant authorities: Council, Water Authority, and Owners Corporation (if applicable) of the change in ownership. You’ll need to arrange for the connection of electricity, gas, internet, and other services.

Fast, secure digital settlements with PEXA

All settlements are now completed digitally using PEXA (Property Exchange Australia). This modern, secure system reduces paperwork and improves settlement speed and accuracy.

A separate PEXA fee is added to your settlement costs.

“I have dealt with Western Conveyancing a few times now, and I am exceptionally happy with their service both during the process and after. I would highly recommend them and would definitely use them again in the future. Both Kylie and Megan were fantastic and professional. Thanks again.”

“My family and myself would like to thank all the staff at Western Conveyancing for all their hard work that made it easy for us to buy the new place and sell the old place we had. I had dramas with the agent and purchaser, and they fixed it all up for us with no fuss, money well spent, as they did a fantastic job, and I would recommend them to everyone. They went way beyond the call of duty to make our experience enjoyable. Thanks to Kylie and the team.”

“We sold a house in Hoppers Crossing whilst we were in Cambodia, and even with communications and internet difficulties in Cambodia, everything went smoothly. Western Conveyancing kept us up to date, allowed for delays in responses/signed and scanned documents, etc.

The settlement was completed on the agreed date, and the costs were as per the original quote. I am happy to recommend this company to others.”
